How the job runs

  1. Inspect and measure flatness

    Straightedge checks across each room to find dips and humps against the flooring tolerance.

  2. Test moisture

    Concrete: calcium chloride or in-slab relative humidity. Wood subfloors: pin meter readings.

  3. Repair the structure

    Loose subfloor screwed down, damaged panels replaced, squeaks addressed from above or below.

  4. Level

    Grinding high spots, patching low ones, or pouring self-leveling underlayment for larger areas.

  5. Document

    Readings and prep work recorded, because manufacturers ask for them on warranty claims.

Two quotes for the same floor can differ by thousands of dollars because one includes proper prep and the other does not. We itemize it so you can see exactly what is being done and why. It is also the step most manufacturer warranties depend on.

Common conditions in the region

Older wood framing: Houses in DC, Chevy Chase and Arlington built before the 1950s often have plank subfloors and sagging spans that need attention before a click floor. Slabs: Basements and slab-on-grade additions in Montgomery and Fairfax counties need moisture testing every time. Layered floors: Kitchens with several old layers raise floor height and can hide asbestos-containing materials, which we test before removal.

Common questions

Can I skip moisture testing to save money?

We do not install over concrete without it. Most manufacturers require documented readings for warranty coverage, and it is the cheapest insurance on the project.
